TEMP TO PERM CARETAKER’S OPPORTUNITY BASED IN RICHMOND

22 Days Holiday

We have an exciting opportunity to join the great team at one of our high-end residential buildings based in Richmond. The role involves maintaining the building’s cleanliness, security, and overall upkeep.
Ideally you would have 2 years experience in a similar caretaking role/field.

Hours:

The hours are between 8am and 5pm Monday to Friday and 8am and 12pm on Saturday one week and between the hours of 8am and 1pm Monday to Friday the following week.

Caretaker Duties:

1) Remove all general household rubbish bags and paper recycling from the back doors of all flats between the hours of 8.00am and 10.00am every Monday and Thursday morning
2) Distribute black bags to each flat

3) Clean the porches, hallways and rear staircases, polish the brass handrails and brass signage and remove junk mail. Clean the external ground floor window sills around the building.

4) Sweep and clean the garage as necessary.

5) Sweep and tidy up (including removal of moss and weeds) all external areas including front of building, open areas along Friars Lane, the Courtyard, footpaths and bin enclosure as necessary.

6) Adjust door closers where necessary and oil all locks twice per year.

7) Maintain a log book by recording matters reported to the Managing Agent.

8) Maintain a log book by recording the arrival and departure times of the gardeners.

9) Maintain a log book by recording contractors attending site.

10) Water gardens as well as pot plants when and where necessary.

11) Clean and maintain the garden furniture and store it inside in winter

12) Clean and carry out basic maintenance of fountain.

13) Clear all litter and rubbish from the gardens and grounds on a daily basis and ensure the front areas are consistently in good order and appearance.

14) Check and replace as necessary all light bulbs in the common parts.

15) Check and reset as necessary all timers to main gate, common parts lighting and fountain.

16) Investigate routine problems raised by the Managing Agent and/or lessees/residents. Where appropriate, carry out repairs and/or take the necessary remedial action.

17) In conjunction with the Managing Agent, enforce the terms of the leases and policies of the freeholder with regard to parking, rubbish, noise and antisocial behaviour.

18) Issue new residents with a copy of site regulations
19) Tour the property daily during working hours and ensure all incidents and maintenance issues are reported, recorded and attended to appropriately. Include daily checks of drainage system, overflows, down pipes and rainwater system, attending to any obvious blockages and ensure free flow.

20) Undertake any reasonable porterage requests such as receiving and safely storing deliveries for residents when necessary, but not so as it interferes with your normal duties.

21) Greet and assist visitors and contractors as necessary.

22) Empty the post box after 2pm Monday to Friday.

23) Issue electronic gate openers on request by residents, collect deposit, send cheque to Managing Agents and keep a record.

24) Monitor communal heating and hot water systems and deal with seasonal adjustments.

25) Replenish caretaking supplies as necessary, following instructions to be notified by Managing Agents, and provide receipts.

26) Keep any keys to flats provided by residents secure at all times. Only use keys to access flats with express consent of residents.

27) Keep porters’ office and WC clean and tidy.

28) Keep a smart and clean personal appearance.

29) Undertake such other duties as the Managing Agent shall from time-to-time deem appropriate.
