Location: Kensington, London
Salary: £25,000 – £28,000 + Accommodation Included
Hours: 40 hours Full-time Flexible (Monday to Friday) + On-call duties as required
Overview:
We are seeking a reliable and experienced Live-In Maintenance Operative to join a prestigious residential development in Kensington. This is a fantastic opportunity for someone with a strong background in general maintenance and building upkeep to live on-site and take pride in the smooth running and presentation of a luxury private residence.
You will be responsible for the day-to-day maintenance of the building and communal areas, working closely with the Estate/Building Manager and external contractors. The successful candidate will be proactive, organised, and trustworthy with a high standard of workmanship and discretion.
Key Responsibilities:
- Carry out general building maintenance and minor repairs across the estate, including plumbing, basic electrical tasks, carpentry, and decorating.
- Perform regular inspections of communal areas, plant rooms, and equipment to ensure all areas are clean, safe, and in good working order.
- Respond promptly to reactive maintenance issues, ensuring minimal disruption to residents.
- Maintain records of maintenance work, issues, and resolutions.
- Support planned preventative maintenance (PPM) schedules.
- Liaise with contractors and service providers, assisting where necessary and ensuring access and works are completed to standard.
- Carry out general handyman tasks such as changing lightbulbs, clearing gutters, unblocking drains, and fixing fixtures.
- Ensure all works are compliant with health & safety standards and site policies.
- Be available on-call for out-of-hours emergencies (rota or ad hoc).
- Monitor and manage stock of maintenance materials and supplies.
Requirements:
- Proven experience in a similar maintenance or caretaker role (residential or hospitality preferred).
- Multi-skilled in basic plumbing, electrics, carpentry, decorating, and general repairs.
- Excellent communication and problem-solving skills.
- Able to work independently and prioritise tasks effectively.
- Strong attention to detail and a commitment to high standards.
- Discreet and professional, with a focus on resident satisfaction and safety.
- Eligibility to work in the UK.
- Enhanced DBS may be required.
