We are seeking a dedicated and reliable Site Manager to oversee the day-to-day operations of our residential site in Northolt (UB5). This role is essential in ensuring the smooth management of site facilities, safety protocols, and contractor activities while maintaining a safe and welcoming environment for residents and visitors.

Key Responsibilities:

  1. Site Management:
  • Provide daily reports on repairs and resident concerns.
  • Conduct weekly feedback sessions with the property manager to ensure consistent communication.
  1. Contractor Management:
  • Supervise all approved contractors on-site, ensuring work is performed to expected standards.
  • Review completed work and report any deficiencies in quality.
  • Serve as the primary point of contact for contractor access and scheduling.
  • Ensure accountability for all contractors and visitors entering the site.
  1. Record Keeping:
  • Manage communal key usage, ensuring proper access for contractors.
  • Submit monthly landlord electricity meter readings.
  1. Site Patrol & Monitoring:
  • Monitor all CCTV, access control, and door systems regularly.
  • Patrol the site at scheduled intervals, ensuring all doors and gates are secure and functioning.
  • Report any malfunctions of access, fire, or CCTV systems immediately.
  • Identify and report any health & safety concerns or building defects during patrols.
  • Notify local police of any suspicious or unusual behaviour.
  1. Health & Safety Compliance:
  • Ensure compliance with the company’s Health & Safety policies, including conducting monthly safety checks, weekly fire alarm tests, and emergency light tests (training provided).
  • Maintain a safe working environment and ensure site safety is upheld at all times.
  • Report any breaches of Health & Safety protocols.
  • Log and report all accidents, incidents, and near-miss events promptly.
  1. General Maintenance (Handyman Duties):
  • Perform minor decoration and touch-up work within communal areas.
  • Carry out basic gardening tasks, such as hedge trimming.
  • Clean communal areas using jet washing as needed.
  • Attend to carpet stains and other minor cleaning requirements within communal spaces.

Skills and Qualifications:

  • Strong organizational and communication skills.
  • Ability to manage contractors and oversee projects to ensure high-quality work.
  • Knowledge of basic maintenance, gardening, and cleaning tasks.
  • Familiarity with health & safety standards and the ability to uphold these standards.
  • Experience with site monitoring tools such as CCTV and access control systems.
  • A proactive attitude towards identifying and resolving issues on-site.

Work Environment:

The role requires regular outdoor patrols and interaction with contractors and residents. The ideal candidate should be able to manage a range of duties and maintain a high standard of operational efficiency across the site.

Location: Northolt (UB5)

Salary: £48,000 per annum
