Job Title: Maintenance Assistant
Location: Barking
Salary: £28,000 per annum
Working Hours: Monday to Friday, 9:00am – 5:00pm


Abbatt are seeking a reliable and proactive Maintenance Operative to join a modern residential development in Barking. Working alongside the Development Manager, you will play a key role in ensuring the smooth day-to-day operation of the site, maintaining high standards across the property and responding efficiently to maintenance needs. This is an excellent opportunity for a hands-on individual with a strong work ethic and attention to detail to contribute to a well-managed and professional environment.

Dutis include:

  • Work closely with the Development Manager, acting as their deputy and supporting the day-to-day running of the development.
  • Act as custodian of the building and surrounding grounds, ensuring the development is maintained to a consistently high standard.
  • Maintain excellent standards of cleanliness, presentation, and safety across all communal and external areas.
  • Carry out daily building checks, including patrols of communal areas, inspections of doors, gates, and shared spaces, and general estate monitoring.
  • Remove litter and debris daily from all areas, including courtyards, car parks, entrances, and roadways, ensuring a clean and welcoming environment.
  • Operate the refuse buggy safely and manage the rotation and presentation of paladin and recycling bins in line with council collection schedules.
  • Wet wash bin stores and estate flooring on a weekly basis to maintain hygiene and presentation standards.
  • Conduct weekly fire alarm tests and health & safety checks, ensuring full compliance with all relevant regulations.
  • Carry out minor repairs and basic maintenance tasks, such as replacing light bulbs and fuses.
  • Identify and report defects, M&E issues, security concerns, and health & safety risks to the Development Manager or relevant contractors.
  • Maintain accurate and up-to-date records (paper or digital), including patrol logs, reported issues, completed works, contractor attendance, and temporary parking allocations.
  • Oversee access for approved contractors, monitor the quality of works completed, and report any issues or concerns.
  • Liaise with the Development Manager to coordinate contractor schedules and site works.
  • Provide a professional, courteous, and helpful service to residents at all times.
  • Undertake any additional duties as reasonably requested by the Development Manager.
