Role: Live-In Building Manager
Location: Westminster
Salary: £27,000 – £30,000
Hours: Monday – Friday, 8:00am – 5:00pm
A well-maintained and fully occupied residential development of 69 flats in Westminster is seeking a professional and quietly confident Live-In Building Manager. You will be the first point of contact for residents, ensuring the building runs smoothly, is secure, and is kept to a high standard. With a mix of long-term residents and students, this role suits someone calm, proactive, and personable, who can balance front-of-house presence with hands-on operational oversight.
What You’ll Do:
- Act as the first point of contact for residents – handling enquiries, requests, and concerns
- Oversee security, safety, and cleanliness of the development
- Respond to emergencies (alarms, lockouts, urgent maintenance)
- Manage contractor visits, inspections, and works, ensuring compliance and tidiness
- Maintain accurate records for residents, contractors, gym access, and parking
- Oversee the gym and sauna facilities, including membership access
- Carry out regular inspections of communal areas, plant rooms, and facilities
- Report building defects, health & safety issues, or unauthorised works
- Undertake basic maintenance tasks (bulbs, plant care, small repairs)
Who You Are:
- Approachable, professional, and a strong communicator
- Computer literate, with experience in ticketing/maintenance logging systems desirable (Notion used)
- Proactive problem-solver with good practical skills
- Calm under pressure, with a dignified and confident presence
- Skilled at building positive relationships with a diverse and long-standing resident community
