A well-maintained residential development of 70 apartments in Westminster is seeking a professional, approachable Live-In Building Manager. This role blends front-of-house presence with hands-on building oversight, supporting a community of long-term residents and students. The building offers secure parking, a residents’ gym, communal gardens, and on-site management, and is known for its well-kept facilities and welcoming, long-standing community.
Key Responsibilities

Be the first point of contact for residents’ enquiries and requests

Oversee building security, safety, and cleanliness

Respond to emergencies (alarms, lockouts, urgent maintenance)

Coordinate contractor visits and inspections

Keep accurate records (residents, contractors, parking, gym access)

Manage gym and sauna facilities (under refurbishment)

Conduct regular inspections of communal areas and plant rooms

Report building issues, health & safety risks, or unauthorised works

Carry out light maintenance (bulbs, small repairs, plant care)
About You

Friendly, professional, and confident under pressure

Strong communicator with good organisational skills

Practical and proactive problem-solver

Comfortable using IT systems (Notion experience is a plus)

Able to build strong relationships with a diverse community
