We are currently recruiting for a Caretaker to for a residential development in Catford (SE6). Responsible for overseeing 63 apartments, we are seeking a responsible, trustworthy, and proactive individual with previous residential maintenance and repairs experience who is willing to get stuck in. Whilst you will be working independently on-site, you also need to be a team player, as you will be a key contact for the Estate & Property Management teams

We will require 2 years’ minimum of relevant experience.

Repairs

  • Conduct unskilled/skilled building repairs e.g. tightening of taps/doors/bolts, changing of bulbs, installing appliances, painting, and decoration, unblocking sinks, baths, etc.
  • Inspection of reported defects to determine its severity as directed by the EMs and PMs.

Compliance

  • Carry out weekly compliance checks as required. (EML, Fire Alarm, AOV, etc)
  • Conduct regular block inspection to ensure Fire Exits/walkways are always kept clear of obstruction.
  • Compliance with Health and Safety and other relevant legislation that may be communicated.
  • Weekly flushing of void property to prevent Legionella growth.
  • Inspect and vet contractors’ job as advised by Property Manager.
  • Manage day to day security and safety aspect of the Block.

Block & Apartment Management

  • Janitorial maintenance of the communal areas including the waste area to ensure building remain tidy and in well presentable condition.
  • Daily inspection for building, report any internal and communal related defects defect to the Property Manager/Building Operators.
  • Ensure waste are adequately disposed and ready for collection.
  • Ensure bin areas are professionally managed and cleaned to prevent rodent infestation.
  • Inspect contractors’ Permit to Work (where required) before they are allowed on site and keep log of contractors attending the property.
  • Ensure the block is secured from trespassers and rough sleepers.
  • Tactfully enforce rules, take records of tenants contravening the tenancy agreement and report appropriately.
  • Maintain a visitor register to ensure engineers/operatives sign in and out of the building.

Administration and Inspection

  • Run a key log and ensure keys are signed in and out.
  • Monthly inspections of void flats to ensure they are kept in good conditions and report any required repairs to maintenance.
  • Carry out any other reasonable duties within the overall function of the job as requested by Management, Maintenance, Lettings.

Hours: Monday to Friday / 09:00-17:30

Salary: £30,000 per annum; or £15.38 per hour

Location: Catford (SE6) (closest station is Catford Bridge)
