Maintenance Manager / Building Technician
Location: South West London
Hours: 40 hours per week, 8:00am-5:00pm
Rota: Monday to Friday
Salary: £35,000-£40,000
Role Overview:
We are looking for an experienced and dependable Maintenance Manager / Building Technician to take responsibility for the daily upkeep of a well-established residential development.
Key Responsibilities:
General Maintenance & Repairs
- Undertake day-to-day repairs including plumbing, basic electrical works, carpentry, painting, and general building maintenance
- Carry out regular inspections of communal areas, plant rooms, and external spaces
- Identify faults and resolve maintenance issues promptly and efficiently
Planned Preventative Maintenance (PPM)
- Manage and deliver a structured PPM programme covering life safety systems, lighting, ventilation, drainage, and general building fabric
- Maintain accurate compliance records, logs, and maintenance documentation
Health & Safety Compliance
- Complete scheduled testing such as fire alarm checks, emergency lighting inspections, water system monitoring, and related safety routines
- Ensure compliance with current health and safety legislation
- Maintain up-to-date COSHH records, risk assessments, and site safety documentation
Contractor Coordination
- Engage and oversee third-party contractors, ensuring work is delivered safely and to the required standard
- Review RAMS where necessary and monitor works on-site
- Support the Property Manager with obtaining quotations for specialist works
Resident Liaison & Service Delivery
- Provide a professional and approachable service to residents
- Respond effectively to maintenance queries and provide clear updates
- Communicate any concerns, risks, or major repairs to the Property Manager
Skills & Experience:
- Minimum 5 years’ experience in a building maintenance or handyman role
- Strong practical skills across plumbing, electrics, carpentry, decoration, and general repairs
- Good understanding of compliance procedures and PPM schedules
- Ability to troubleshoot and resolve issues independently
- Strong communication skills and a customer-focused approach
- Organised, detail-oriented, and proactive
- Confident using IT systems to log works and maintain records
- Experience within residential block or property management
- Relevant trade qualifications (City & Guilds, NVQ, etc.)
- Knowledge of fire safety and building regulations
