Maintenance Manager
We are looking for a practical and motivated Maintenance Manager / Handyman to support the day-to-day running of a residential development of 100 apartments. This role combines hands-on maintenance, operational oversight, and coordination of small improvement projects to ensure the building remains safe, compliant, and well maintained.
The successful candidate will take responsibility for on-site maintenance activities, manage external contractors, and oversee minor upgrade works that help maintain and improve the overall standard of the building for residents.
Salary: £37,000

Key Responsibilities

Carry out regular inspections of communal spaces, plant areas, and external grounds to identify issues early.

Monitor services such as cleaning, landscaping, waste management, and security, ensuring standards are maintained.

Keep building documentation, service records, and contractor logs up to date

Liaise with contractors and tradespeople, supervising works to ensure they are completed safely, on schedule, and to the required quality.

Carry out general maintenance tasks including basic plumbing, electrical fixes, carpentry, decorating, and minor repairs.

Respond to maintenance issues reported by residents or management in a timely manner.

Ensure repairs are completed efficiently and with minimal disruption to residents.

Assist in implementing and monitoring a planned preventative maintenance (PPM) schedule for key systems such as lighting, plant equipment, HVAC, and fire safety systems.

Ensure routine statutory checks are completed, including fire alarm testing, emergency lighting checks, and water system monitoring.

Maintain accurate compliance records and ensure any issues are resolved promptly.

Support the property manager in maintaining safe working practices across the building.

Ensure risk assessments, method statements, and safety documentation are kept up to date.
Skills & Experience

At least 5 years’ experience in building maintenance, facilities, or site management, ideally within residential property.

Good practical ability across general maintenance trades including plumbing, electrics, carpentry, decorating, and general repairs.

Experience organising and overseeing small maintenance or improvement projects.

Experience working in apartment blocks or multi-residential developments.

Ownership of basic hand and power tools (specialist tools can be provided if required).

Relevant trade qualifications such as City & Guilds or NVQ.

Knowledge of building systems including plumbing, electrical, or HVAC.
