Overview
A residential development in London is seeking an experienced and proactive Maintenance Operative/Handyman with a strong background in painting, decorating, and carpentry to oversee the day-to-day maintenance, presentation, and upkeep of a 95-unit residential building.
This is a hands-on role suited to someone who takes pride in maintaining high standards across the development, with a particular focus on cosmetic repairs, finishing works, and general building maintenance.
Key Responsibilities
Painting, Decorating & Carpentry
- Carry out high-quality painting and decorating works across communal areas and apartments
- Complete carpentry repairs and installations including doors, skirting, shelving, locks, ironmongery, and minor joinery works
- Undertake patch repairs, making good, silicone works, filling, and finishing tasks
- Maintain the overall appearance and presentation of the building to a high standard
General Maintenance & Repairs
- Basic plumbing repairs
- Minor electrical works
- General building repairs and reactive maintenance
- Respond promptly to maintenance requests and site issues
- Ensure all works are completed safely, efficiently, and to a high standard
Site Operations
- Act as the main on-site point of contact for day-to-day maintenance issues
- Carry out regular inspections of communal areas and plant rooms
- Monitor cleaning, waste management, and general site presentation
- Maintain accurate maintenance records and contractor logs
Contractor & Minor Works Coordination
- Assist with coordinating external contractors on site
- Support small improvement projects and maintenance works across the development
- Monitor quality of works and ensure health & safety standards are followed
Resident Support
- Provide a professional and approachable service to residents
- Communicate clearly regarding ongoing works or maintenance issues
- Support the smooth day-to-day running and presentation of the development
- Assist with deliveries, access requests, and general resident support when required
Candidate Requirements
- Previous experience within handyman, maintenance, caretaking, painting & decorating, or carpentry roles
- Strong practical skills with a particular focus on painting, decorating, and carpentry
- Ability to work independently and manage workloads effectively
- Good communication and problem-solving skills
- Basic IT skills for logging works and reporting issues
Desirable
- Experience within residential or high-end developments
- Relevant trade qualifications (NVQ, City & Guilds or similar)
- Own hand/power tools advantageous
- Understanding of general health & safety procedures
