Position: Residential Development Manager
Location: North London
Development: 200-unit residential development comprising of some high rise buildings

Salary: £45,000

About the Role

We are looking for a customer-focused Residential Development Manager to take full responsibility for the day-to-day management of a well-maintained, 200-home residential development in North London. This is an autonomous, lone-working position, ideal for someone who enjoys taking ownership and building strong relationships with residents and stakeholders.

The successful candidate will oversee all aspects of site management, contractor performance, health and safety compliance, budgeting, and resident engagement while ensuring the development is maintained to a high standard.

Key Responsibilities

  • Manage the day-to-day operations of a 200 unit residential development.
  • Act as the main point of contact for residents, handling enquiries and resolving issues professionally, including occasional challenging situations.
  • Manage outsourced service partners, including the on-site maintenance operative and cleaning contractor.
  • Monitor contractor performance and ensure service standards are consistently achieved.
  • Maintain 100% compliance across all health, safety, and fire safety requirements.
  • Carry out regular site inspections and identify any maintenance or operational requirements.
  • Prepare the annual service charge budget (approximately £600,000) and year-end accounts for review before client approval.
  • Monitor expenditure against budget and ensure effective financial management throughout the year.
  • Liaise with managing agents, contractors, residents, and the client to ensure smooth operation of the development.
  • Produce regular management reports as required.

The development is currently transitioning to a Resident Management Company (RMC). As a result, the Development Manager will play an important role in supporting this transition and building positive working relationships with the resident directors.

Reporting requirements are expected to evolve as the RMC becomes the client, making this an excellent opportunity for someone who enjoys stakeholder engagement and helping shape a collaborative community.

Person Specification

We are open to a range of backgrounds and welcome applications from candidates looking to step up into a Development Manager role.

The ideal candidate will have:

  • Previous experience within residential property management, estate management, hospitality, facilities management, or a similar customer-focused environment.
  • Excellent communication and relationship-building skills.
  • Confidence working independently and managing their own workload.
  • A proactive, organised, and solution-focused approach.
  • Experience managing service charge budgets or a good understanding of financial management (training and support will be provided where required).
  • The ability to deal calmly and professionally with challenging resident situations.

Qualifications

  • A TPI Level 2 Foundation qualification would be advantageous, with support available to progress to TPI Level 3.
  • Lone-working role with no direct line management responsibilities.
  • Outsourced on-site maintenance operative and cleaning contractor.
  • Annual service charge budget of approximately £600,000.
  • Health & safety and fire compliance are currently maintained at 100%, with no outstanding compliance issues.
  • The current Development Manager has been in post for three years and is leaving to pursue a larger, busier developmenthaving gained excellet experience in this role, creating a great opportunity for a new manager to join a stable and well-run site.
