The Role
We are looking for an experienced and hands-on Maintenance Manager to lead a small maintenance team responsible for the upkeep and smooth operation of a multi-building educational estate in South West London.
Managing a team of two Maintenance Engineers, you will ensure all planned and reactive maintenance is carried out efficiently, safely and to a high standard. You will oversee Planned Preventative Maintenance (PPM), manage contractors, ensure statutory compliance and support ongoing refurbishment projects across the estate.
This is an excellent opportunity for someone with strong technical knowledge, leadership experience and a proactive approach to facilities management.
Key Responsibilities
Maintenance & Facilities Management

Lead and manage a team of two Maintenance Engineers.

Develop, implement and monitor Planned Preventative Maintenance (PPM) schedules.

Respond to and prioritise reactive maintenance requests through the facilities management system.

Plan and coordinate ongoing maintenance programmes, repairs and refurbishment works.

Carry out maintenance tasks where appropriate and delegate work effectively across the team.

Manage external contractors, ensuring work is completed safely, on time and to the required standard.

Oversee maintenance of building services including HVAC, plumbing, electrical and security systems.

Conduct regular building inspections to identify maintenance requirements and potential risks.

Support larger refurbishment and capital improvement projects.
Contractor & Supplier Management

Build and maintain strong relationships with suppliers and contractors.

Obtain value for money while maintaining high standards of workmanship.

Monitor contractor performance and ensure compliance with agreed service levels.

Identify opportunities for cost savings and environmental improvements.
Health & Safety & Compliance
-
Ensure full compliance with Health & Safety legislation and statutory requirements.

Maintain accurate maintenance, compliance and Health & Safety records using facilities management software.

Manage actions arising from Fire Risk Assessments and compliance audits.

Oversee water hygiene management and associated compliance.

Promote best practice across the estate and ensure all maintenance staff follow safe working procedures.

Work closely with other facilities teams, including cleaning, security and health & safety providers, to deliver an integrated facilities management service.
General Duties

Act as the first point of contact for routine and emergency maintenance issues.

Assist with occasional portering and operational duties when required.

Carry out any other reasonable duties appropriate to the role.
About You
The successful candidate will have:

Previous experience managing maintenance or facilities operations, ideally within a commercial, education or multi-site environment.

Experience leading or supervising a maintenance team.

Strong knowledge of building services including electrical, plumbing, HVAC and general building fabric.

Good understanding of Planned Preventative Maintenance (PPM) programmes.

Excellent knowledge of Health & Safety legislation and statutory compliance.

Strong organisational skills with the ability to prioritise multiple tasks.

Excellent communication and interpersonal skills.

Experience managing external contractors and service providers.

Proficiency with Microsoft Office and facilities management software.
Desirable
-
A recognised trade qualification (Electrical, Plumbing, Carpentry or similar).

Facilities Management qualification (such as CFM or FMP).

Experience working within education, hospitality or other customer-facing environments.
Additional Information

This role may require attendance outside normal working hours in the event of emergencies or essential maintenance.

A flexible and hands-on approach is essential, with a willingness to support the wider operations team when required.
